Terms of Service

These terms govern your use of USVacaRentals services, including vacation rentals, long-term furnished rentals, transport and property services. By booking with us you agree to them. Last updated: 2026.

Who you are contracting with

Your contract is with ZSM LLC, trading as USVacaRentals, 1317 Edgewater Dr #4075, Orlando, FL 32804.

Booking and confirmation

A booking is a request until we confirm it in writing and any required payment or deposit is received. A binding contract forms only on our written confirmation. We may decline a booking at our discretion.

Payment, deposits and taxes

We will tell you the total price, any deposit and the balance due date before you commit. A refundable damage deposit or damage-protection charge may apply and will be disclosed at booking. Applicable state and local taxes are included or shown separately as required by law.

Guest obligations

  • Do not exceed the stated maximum occupancy.
  • No parties or events unless agreed in writing.
  • Homes are non-smoking inside; pets only where a property is listed as pet-friendly and agreed in advance.
  • Follow any homeowners-association (HOA) or community rules that apply to the property; these bind guests during the stay.
  • Treat the home and neighbours with care.

Damage and liability

You are responsible for damage caused during your stay beyond normal wear. We may charge for damage, missing items or extra cleaning against your deposit or card on file, with an itemised explanation.

If a property becomes unavailable

In the rare event a booked home becomes unavailable — for example a maintenance failure — we will relocate you to an equivalent or better property at no extra cost where possible, or offer a full refund of amounts paid for the affected nights. Our liability in these circumstances is limited to those amounts.

Transport terms

Transfers are quoted per vehicle for the stated route and passenger and luggage counts. We track flights and adjust for reasonable delays. Child seats are provided on request. No-show and late-cancellation terms are set out in our cancellation policy.

Limitation of liability and force majeure

To the fullest extent permitted by law, our liability is limited to the amounts you paid for the affected service. We are not liable for events beyond our reasonable control, including hurricanes, severe weather, government action and utility failures.

Governing law and disputes

These terms are governed by the law of the State of Florida, and any dispute will be handled in the courts of Florida. Nothing here removes rights you have under mandatory consumer law.
