The problem with owning a short-term rental
The good months are very good. The quiet ones are not, and they arrive without warning — a soft season, a hurricane that cancels a fortnight of bookings, a competitor undercutting the whole street. Meanwhile the mortgage, the HOA fee, the insurance and the pool service are all fixed and all monthly.
Self-managing means you carry that variance personally, plus the cleaners, the guests, the maintenance and the 2am calls. Most owners do not want a second job. They want an asset.
What we do instead
We become your tenant. We sign a lease for up to three years, pay three to four months of rent up front, and then pay the same amount on the same day every month regardless of what our occupancy looks like. We operate the property as a short-term rental, and every risk that comes with that sits with us.
What you get
- The same rent every month, on the same date, for the length of the lease.
- Three to four months paid up front.
- No vacancy risk. No seasonality. No bad month.
- No tenant turnover, no marketing, no cleaning, no guest contact.
- A single company on the lease, insured and accountable, rather than a rotation of strangers.
- The property professionally cleaned and inspected between every stay, which is more attention than a long-term tenant gives it in a year.
What we ask
- The property must be approved for short-term rental by the city or county and by the HOA. This is the one non-negotiable.
- It must meet our property standard, or be capable of reaching it.
- A lease term that makes the arrangement work for both of us.
Is this right for you?
| Sustainable Income suits you if | Management suits you better if |
| You want certainty over maximum return | You want the upside and accept the variance |
| You do not want to be involved at all | You want to stay informed and involved |
| You have a mortgage or fixed costs to cover | Your carrying costs are low or nil |
| You live far away or overseas | You are local and engaged |
| You value your time more than the last dollar | You are optimising for total return |
