Pull up the checkout message your guests get the night before they leave. Does it ask them to strip the beds, start the laundry, or take trash to a collection site? If so, that message is a good place to start. Airbnb’s new house rules apply to reservations booked on or after November 20, 2026. The booking date determines which policy applies, even if the stay begins later.
Give checkout chores back to your cleaning team
You can still require guests to lock up at checkout. Airbnb also says simple requests, such as leaving used dishes in the sink or gathering used towels, can be reasonable. Tasks that typically belong to a cleaner, such as stripping beds, washing and putting away dishes, or taking trash off-site, generally shouldn’t be required.
If guests have been starting the laundry, tell your cleaner what’s changing before the next back-to-back stay. Make sure the team has enough time or spare linens to turn the home over without that head start. Then update the Airbnb listing, scheduled messages, and any printed checkout card. Your reminders should match what guests could see before they booked.
Review resort registration and rental agreements
If you manage a vacation rental in a gated community in Kissimmee or ChampionsGate, ask the association for its written guest registration requirements. If it requires guest names or vehicle details, collect only what the documented rule calls for. Airbnb says hosts relying on this exception must explain what information is required and why in the listing’s Additional rules before guests book.
Check any rental agreement your booking software sends automatically, too. Airbnb generally allows separate contracts only in limited cases, such as when an HOA or insurer requires one, or for a stay of 28 nights or more. If an exception applies, disclose the terms in the designated section of your Airbnb listing.
Test your Wi-Fi from a guest’s phone
If you use StayFi or another Wi-Fi portal, connect with a device that hasn’t used the network before. Does the portal ask for an email address or other personal information? Airbnb says these prompts aren’t allowed unless the listing qualifies for an exception. For a typical vacation home, sharing a network name and password is a simple alternative.
What happens if Airbnb flags a house rule
Airbnb says it will begin reviewing listings on November 20. If it flags an additional rule, hosts will have at least 20 days to update it or appeal. If the rule exists because of a documented requirement for your property, keep a copy handy so you can explain why it applies.
Start with one listing and follow the guest’s experience from booking to checkout. Check what guests see before they reserve, what your software sends afterward, and what your cleaner expects on departure day. That’s where outdated instructions are easiest to catch.
