Deleting “start a load of towels” from your checkout message takes a minute. Making sure the next family still arrives to clean towels is the part that needs planning. Airbnb’s updated house rules apply to reservations booked on or after November 20, 2026. Use the time before the change to test how your Orlando vacation rental runs when guests have a simpler checkout.

Walk through the stay the way a guest would

Open your listing as a traveler and read the house rules before you look at your automated messages, guidebook, and signs at the property. Make a list of anything the guest is expected to do that appears only after booking. Airbnb requires house rules to appear in the designated listing section before booking; a checkout reminder can repeat a disclosed rule, but it can’t introduce one.

Assign someone to update each copy. If you use Hostaway or another property management system, check which checkout message it sends and whether you have a separate Airbnb quick reply. Save the date you updated each version so your team knows which instructions to use.

Give cleaners a handoff they can work with

Ask your cleaner to walk through a same-day turnover without any guest help. At a six-bedroom ChampionsGate home, the bottleneck might be drying linens rather than making beds. A labeled backup set for each bed could let the crew reset bedrooms while the used linens are still in the wash.

Decide who confirms checkout, when the crew can enter, and who gets a call if the home won’t be ready. For your next two back-to-back stays, note when cleaning started, when the home was ready, and what slowed the crew down. Use that information to decide whether you need more spare linens, a longer buffer, or an extra pair of hands.

Give gate registration its own checklist

For a gated Kissimmee or ChampionsGate home, get the community’s written requirements before updating your arrival form. If the rule calls for driver names and vehicle details, check whether your form asks for anything else by default. Airbnb says that if you rely on a documented community requirement to collect data, you must explain what you collect and why in Additional rules before booking, and collect only what’s needed.

Give your guest support team one approved explanation for gate registration and a named contact to call if a pass fails. That way the person helping a guest at the gate doesn’t have to guess which information to ask for.

Frequently asked questions

Can guests still be asked to lock up

Yes. Locking up is a standard house rule. Keep the reminder short and consistent with your listing.

What if Airbnb flags a community rule

Airbnb says it gives hosts at least 20 days to update or appeal a flagged rule. Keep the community’s written requirement handy in case you need to explain it.
