Step 1 — Tell us about the property
Address, bedrooms, condition, and whether it is approved for short-term rental by the city and the HOA. Five minutes on the phone or the form.
Step 2 — We assess it
We check the permitting position, look at what comparable properties in the area actually achieve, review condition, and work out what we can commit to paying you every month for up to three years. This is where the finance discipline matters — we are underwriting an asset, not guessing a number to win your business.
Step 3 — You get an offer
A specific monthly figure, a term, and the prepaid amount. In writing, with the conditions stated. If it does not work for you, tell us what would.
Step 4 — Lease and handover
We sign, you receive three to four months of rent up front, and we take over. We handle photography, listing, furnishing gaps, cleaning, guests and maintenance.
Step 5 — You get paid
The same amount, on the same date, every month for the length of the lease. No statements to reconcile, no seasonal dips, no explanation required.
And at the end of the term
When the lease ends you have three options: renew for another term, move to our full-management model to capture more of the upside yourself, or take the property back. We hand it back professionally cleaned and inspected, with a documented account of its condition. There is no obligation to continue — most owners do, but the choice is always yours.
